Where is your reloading room? I have a spare bedroom and a basement to pick from. The basement gets a line of water by the north wall when it rains with the dehumidifier running. The spare bedroom is close to curious hands. The majority of guns would be in the same room, there is a (cheaply) walled in area of the basement in the SE corner that could hold another dehumidifier. Still leaning towards the spare room, is that a good idea?
 
My firearms are stored in a main floor room but all my critters are grown/gone and they live inside a 700lb box. Climate control in that room is excellent.

My reload bench and clean-up bench are in the cellar. It might be worthwhile to solve your water problem. Dehumidifiers are good. I run one 22 hrs/day but they are band-aids or comfort improvers, not solutions. :evil:

I've also painted the walls and floors in my work space with an epoxy, anti-mold, anti-moisture, semi-gloss paint. A dozen flourescent tubes make this space VERY bright. This helps when some screwball spring zings away from a project! ;)
 
The dehumidifiers rid the moisture that comes from the rusted gutters and washes away dirt on the north side. The gutters need replaced and will be once I am fit to do so. It is still a 100 year old basement so keeping all the moisture out will be a trick...Maybe the question is how much is too much?
 
My basement is also close to 100 years old, but I don't have any leaks. With a dehumidifier, I'm fine down there. In your case, I'd go with the basement. A little moisture is okay so long as everything is far enough away and your guns are oiled. Curious hands + guns + gun powder = potential tragedy. Also, reloading can be a somewhat noisy process. Depending on the layout of your house and the schedules of its inhabitants, you might keep someone awake with the ka-chunk of a press.
 
Get some silicone or latex sealant caulking and seal up the big cracks in the basement if applicable. Then get a roller and that paint that seals up masonry and go to town. Your guns and reloading equipment are worth a few gallons of paint IMO. I wish I had a basement, I'd live there in the hot summers, like right now, and roll, roll, roll up those cartrigdges.
 
I made a reloading room in the basement of my 70 y/o brick and stone house. The basement is dry, no leaks no matter how hard it rains. The guns are in a safe with a Goldenrod providing a dry environment.
